IMT IN FARIDABAD [20th Aug 2011, Financial Chronicle]

 
The Haryana Urban Development Authority is all set to develop another IMT-like cyber city in Sectors 66,67,68 and 69A of Faridabad,

Once the Eastern Peripheral Expressway,Yamuna International Airport and Yamuna Expressway are built,connectivity between new sectors of Faridabad,Noida-Greater Noida and Ghaziabad will improve as travel time among these areas declines.Prices of real estate will also level up.

Keeping this in view,the Haryana Urban Development Authority (HUDA) is all set to develop another IMT-like cyber city in Sectors 66,67,68 and 69 and has acquired 2,000 acre of land.Work on the Northeastern and Western Peripheral highway is in full swing (both will meet at Palwal national highway) and this will boost connectivity of this area tremendously.Another highway is planned,which will start from Kalindi Kunj,run parallel to Mathura Road and bypass the city.This highway will girdle all the new sectors and will emerge with Mathura Road on the other side of Faridabad.By reducing travel time to South Delhi,this highway is also expected to provide a fillip to prices in the new sectors.A bridge is under construction which connects Sector 14 to the new sectors.After completion,the new sectors will be barely a few hundred meters from Faridabad's posh sectors.This will have a salutary effect on prices.

A Srinivas,HUDA administrator,says: "We are also planning to build a dry port where all transport facilities will be under one roof.Once the 1483km-long DMIC (Delhi Mumbai Industrial Corridor) is built,Faridabad will have an opportunity to provide better transportation facilities for exporting and importing goods from all destinations.After these projects,an investment in commercial properties in Faridabad is expected to fetch good returns."

In Jasola (in Delhi,near Apollo hospital),which is being developed by DDA as a commercial hub,several groups like Piyush,Vatika, and Paharpur are coming up with office complexes along the Mathura Road.Some are already operational.

Navin M Raheja,the managing director of Raheja Group,says: "A flyover,which connects Badarpur border to Faridabad,is going to become operational shortly.But it's not enough to ease traffic unless the proposed Metro rail is not operational.A lot of commercial spaces are likely to be developed in the new sectors like 75,80,76,81,82,83,85,86,88,and 89.There is a greater scope for price appreciation in these sectors."

BPTP,for instance,plans to invite corporates to set up campus style developments in the commercial areas owned by it.In nearby Palwal district,D.S.Constructions is coming up with an SEZ over 5,000 hectare.This will be a multi-product SEZ that will include industries like auto components,pharmaceuticals,food processing,garments,electrical and electronics goods,among others.It is said that BPTP (the largest player,which owns nearly 1,500 acres spread over 11 sectors),Omaxe,Realtek,RPS,Triveni,Shiv Sai Infrastructure,California City,RST and SRS are key players in the new sectors.

In the established sectors of Faridabad like Sector 16,price of land is Rs 32,000-37,000 per sq yard.This is one of the upmarket sectors of Faridabad.It has largesized plots of 350,500 and 1,000 sq yd.Proximity to the Sector 15 market,the most popular market in Faridabad,also makes it a prime colony.Apart from these,HUDA has also launched Ashiyana,a housing scheme for weaker sections in Sectors 56 and 56A.Under this scheme,3080 flats are being allotted to the poor class.

Connecting Faridabad 

Eastern Peripheral Expressway or Kundli-Ghaziabad-Palwal expressway is one of the two semicircular expressways,which will form a third ring road around Delhi,along with Western Peripheral Expressway (or KMP expressway ),to decongest Delhi from traffic entering and bypassing the city through national highways.The complete peripheral road will connect the following radial highways: NH-1,2,8,10,24,58,91,SH-57,Yamuna/Taj Expressway,Ganga Expressway,Hindon Expressway,among others.Over 80% of the land acquisition for this new alignment has been completed,a senior official says.The 135km-long access-controlled expressway,to be built on build-operation-transfer basis (BOT),takes off from NH-1 in Kundli (Haryana),crosses Yamuna near Mawikalan;crosses Hindon river near Sharfabad;NH-58 near Duhai;NH-24 near Dasna;NH-91 near Beelakbarpur;Kasna-Sikandrabad road near Sirsa;re-crosses Yamuna near Fajjupur Khadar;Atali-Chinsa near Maujpur and meets NH-2 beyond Palwal.It will pass through five districts - Sonipat,Faridabad in Haryana and Baghpat,Ghaziabad and Gautam Budh Nagar in Uttar Pradesh.

Project cost: Rs 3,000 crore 

Interchanges: On intersections with NH-1,NH-2,NH-24,NH-58,NH-91,SH-57,Hindon Expressway,Yamuna Expressway 

Bridges and Underpasses: 3 river bridges (2 over Yamuna,1 over Hindon ),43 other bridges,59 underpasses 

Toll Plazas: 2 

Project duration: 3.5 years 

Concession period: 25 years including construction period.
